Incumbent determines suitability of work-out plans for our members experiencing financial hardship with their Mortgage or Home Equity loan. Must have creative and strong underwriting skills necessary to be able effectively perform reinstatements, payment plans, short sales and handle Mortgage Insurance and investor inquiries. Incumbent diagnoses opportunities for mitigating losses, including creative restructure plans. Corresponds with members, brokers, title companies, appraisers and attorneys to facilitate delinquency and problem resolution. Meets with members directly to better understand financial hardship cases and accurately assess character, collateral and overall risk elements. Skills / Requirements
-Strong negotiation and analytical skills
-Ability to effectively communicate and negotiate with members experiencing financial hardship to bring creative and equitable financial resolution. -Detailed understanding of mortgage lending -Strong underwriting skills -Effective listening, communication, organization and decision making skills -Negotiations in short sales and deed in lieu arrangements -Knowledgeable in collection standards and secondary market guidelines -Effective in-bound and out-bound calls handling on seriously delinquent accounts that are in foreclosure or pre-foreclosure -Negotiates and closes optimal outcome with members, brokers, other lenders, and attorneys. This process involves substantial information gathering, document analysis, file preparation and maintenance, property value assessment and member character assessment Ability to effectively ascertain property value in a rapidly changing market and determine loss mitigation action plan -Works effectively with third party vendors including appraisers, realtors, and insurance companies Able to effectively understand simple and complex residential real estate contracts and able to engage addendums, counter offers, short sale confirmation letters, etc. -Ability to render accurate property value assessments after inspection of the property. -Able to accurately determine cost of repairs or improvements for properties requiring fix up.
